Two developers hope to proceed with two mid-rise, mixed-use towers in North Miami Beach. The venture would comprise a six-story building and an eight-story building, and together, they would feature 500 apartments.
Our sources share that the studio to three-bedroom apartments would measure 550 to 1,217 square feet, and there would be five floorplans. Communal amenities would include a swimming pool, dog park, and private courtyards, along with 8,400 square feet of indoor amenities. Aside from the residential aspect, there would be close to 20,000 square feet of ground-floor commercial space and an eight-story, 618-spot parking garage.

Dixie Investments and Realty LLC and Roe Dixie are the project’s developers. The pair acquired the vacant 4.14-acre build site for $11.38 million in 2018. In April, the two sought various approvals from North Miami Beach’s Planning and Zoning Board, requesting eight variances. One variance sought approval to exceed the maximum building length of 300 feet by 23 feet, while another wanted to proceed with three loading spaces as opposed to the required five.
MSA Architects designed the buildings. If approved, the two towers could soon occupy the site of 17400 West Dixie Highway, North Miami Beach, FL, 33160, in Miami-Dade County.
