YIMBY has spotted five recent Federal Aviation Administration (FAA) permit filings submitted on May 2, 2025, for a potential high-rise development at 19051 Collins Avenue in Sunny Isles Beach. The filings indicate a tower reaching 820 feet above ground, or approximately 828 feet above mean sea level, suggesting what could become the tallest oceanfront residential building in the United States.

The FAA filings align with ongoing pre-development activity led by a joint venture between the Related Group, Dezer Development, and BH Group. The team has signed a contract to acquire the Miami Beach Club, a 108-unit, two-story condominium complex located on a 1.92-acre beachfront site. The property, constructed in 1951, is among the oldest remaining buildings along Sunny Isles Beach’s oceanfront and is under contract for $140 million (equating to approximately $72.92 million per acre or about $1.3 million per unit), with the deal expected to close this summer.
Located between the Atlantic Ocean and Collins Avenue, the site sits directly north of the Residences by Armani/Casa—a prior collaboration between Related Group and Dezer Development. The low-rise Miami Beach Club represents a prime redevelopment opportunity amid ongoing demand for luxury condominiums, particularly in areas where older structures are being dismantled due to the underlying land value.
Although the FAA filings do not confirm final design plans or a construction timeline, the proposed height supports previous reporting that a luxury high-rise condominium is planned for the site. Related Group, led by Chairman Jorge M. Pérez and President Jon Paul Pérez, is a major force in coastal development throughout South Florida, while Dezer Development and BH Group are actively involved in high-rise residential projects in Sunny Isles Beach and other key markets. Dezer is currently developing a Bentley-branded tower nearby, and BH Group has previously partnered with Related on condominium developments in Aventura and Fisher Island.
No official renderings or further project details, such as unit count or amenity offerings, have been publicly released at this time.
